When it is time to replace the garage door
Short answer
A garage door is worth replacing when several sections are damaged, the door is uninsulated on an attached garage, parts are no longer made, or repairs keep stacking up; HomeGuide puts installed double doors at about $1,000 to $3,500. Most replacements keep the same opening, so the job is a straight swap in a single visit.
The job
What a replacement actually involves
A replacement is more than a new door slab. The old door, springs, cables and tracks come out, and the new door goes in with its own tracks, springs sized to its weight, new cables, rollers, hinges and seals. The opener stays if it is healthy and is reset for the new door's balance.
The decisions are the door's material, insulation, style, color and windows. Steel is the most common choice; insulated steel suits attached garages; carriage, wood and full-view glass doors suit particular houses. We bring samples and measure before anything is ordered.

Single-car doors
Single-car doors
Single-car openings are usually 8 or 9 feet wide. A single door is the simplest replacement, and the place to decide whether a separate, matching door is wanted for a second opening. HomeGuide puts installed single doors at about $700 to $2,700, depending on material and insulation.

Two-car doors
Two-car doors
The 16-foot double door is the most common replacement in Naperville's subdivisions. Wide doors flex more, so steel thickness, insulation and struts matter more than on a single door. On two-car doors, insulation also cuts the noise of the door itself noticeably.

Three-car garages
Three-car garages
Three-car garages usually have a double door and a single door, sometimes two singles and a double. Matching all of them at once keeps the front of the house consistent; HomeGuide puts a single-plus-double replacement at about $1,700 to $6,200. Tandem and oversize openings are measured individually.

Permits and Naperville door replacements
Naperville's guide to building permits lists door replacement that alters the size or style of the opening, or a door in a new location, as work that needs a permit, and the city builds to the 2018 International Residential Code. A same-size door in the existing opening is a straight swap; widening a single opening into a double is framing work that needs a permit and a header sized for the new span, which we plan with you up front.

Questions about garage door replacement
The install is usually a single visit once the door arrives. Doors are built to the opening, so allow lead time after measuring.
Not always. A healthy opener can be reset for the new door. Very old openers without current safety features are better replaced.
Yes. The old door, springs and tracks are removed and taken away.
A same-size swap generally does not. Changing the size or style of the opening, or adding a door in a new location, does.
For attached garages, an insulated steel door with good seals is the practical choice. We size insulation to how the garage is used.
